Most residential pressure washing jobs in our area land between $125-$625+ depending on square footage, surface type, access, and how much algae, clay, or mildew has built up. Below you will find clear per-square-foot pricing, real local job examples with prices paid, and exactly how we quote before any work starts.

How we price (what affects your quote)

  • Per-square-foot rate: Most flatwork and siding uses $0.20-$0.40 / sq ft depending on condition (not a mystery “job size”).
  • Buildup & staining: Red clay, tire marks, heavy algae, and shaded mildew take longer and use more chemistry than a light rinse.
  • Surface & porosity: Smooth new concrete costs less than rough, aged, or paver surfaces. Soft wash siding is quoted after photos.
  • Access: Tight side yards, long hose runs, gates, and obstacles add time.
  • Travel: Columbia metro included; text us if you are outside our usual Blythewood / Dentsville radius.
  • Owner review: Parker approves every quote: student-owned, but not a call-center estimate.

Sample Columbia price scenarios

Math you can check: same formula we use when you text a photo:

  • Forest Acres driveway (~650 sq ft, heavy clay): 650 × $0.30 ≈ $195 (see our Forest Acres page).
  • Lexington driveway + front walk (~880 sq ft, moderate mildew): 880 × $0.27 ≈ $240.
  • Irmo / Lake Murray patio (~420 sq ft, shaded mildew): 420 × $0.28 ≈ $118.
  • Driveway + sidewalk combo (1,000 sq ft): 1,000 × $0.22-$0.25 = $220-$250.
  • Why isn’t my small job $50? Example: 400 sq ft patio × $0.30 = $120. Mobilization, chemicals, and quality control are built into every visit, not just minutes on the wand.

A lower price often costs more. Harsh pressure on siding or fragile stucco can cause damage that costs far more than the wash you skipped. We adjust pressure and chemistry to the surface. That craftsmanship is built into our pricing.

Our process & equipment

SC Pressure Point is student-owned, but every job is run with owner oversight. We use professional-grade equipment and adjust pressure for the surface. driveways get more agitation; siding gets soft wash treatment when needed (low pressure at the wall, similar to a strong garden hose fan). We pre-wet plants when using cleaning solutions and rinse surrounding landscaping after flatwork. Older neighborhoods like Shandon and Rosewood often have softer mortar and aged stucco. Those jobs get slower chemistry and gentler rinsing, which is reflected in the quote.

Busy season & scheduling

Peak demand in the Midlands is usually late spring through early summer and again in fall when pollen and leaves hit roofs and concrete. Pricing is based on scope, not how full the calendar is. Text early to lock your preferred date. We offer weekday and many weekend slots.
